How Valeria works for you, in plain words: what you can and can't do, what you pay, the deadlines, and the full documents.

In short

Keep your license current, give true information about you and the properties, and respect the owner's choice of agent.
Anyone you meet through Valeria is worked through Valeria for 12 months: no deals on the side to skip its fees.
Contact details you get here are only for that property or project. Never resell, share or add them to lists.
Breaking these rules can mean suspension or removal, a note on your profile and a penalty (amount set in the final agreement).

Free test drive: full Valeria Pro at no cost until November 11, no card. That day you choose your plan; if you don't continue, your listings stay published on the free plan.
Founding members: the first 100 agents to sign up, from today or on the event day, get Valeria Pro free for 6 months, counted from November 12.
When an owner chooses you and you accept: MXN 500 + IVA for homes up to MXN 1,000,000 and rentals (MXN 500), MXN 1,500 + IVA above. Your first client is on us.
Never a commission: Valeria charges no percentage of your deals.
If the home doesn't sell in 6 months, your next match is free. Invite a colleague: when they pay their first fee you get a free match.
Valeria Pro MXN 249 + IVA a month (optional): your whole catalogue on your website, your own domain, unlimited AI, campaigns, sending to other networks. Founding members: 6 months free.
Free plan: your website shows 10 of your own listings; 3 AI photo reviews / presentations a month; 3 active buyer briefs.
Pro unpaid 15 days: a notice; 30 days: back to Free. Nothing is deleted.

The owner chooses first. When they choose you and you accept, you represent them on Valeria for 90 days; they can end it earlier.
To publish: at least 15 photos (1200 px or more), a description of 200+ characters, no phone numbers or emails in it (buyers write through Valeria). The facade photo is never shown.
Every 30 days we ask "¿Siguen disponibles?". No answer in 7 days: hidden. At 60 days a warning; at 90 days your site listings are archived (never deleted).
Report every closing in Cierres within 10 days of signing. A listing marked sold without a closing is checked after 14 days, and the owner is asked.

Originating agent: if your client switches agent and closes with them within 12 months, that agent owes you 25% of their commission (provisional).
Shared pool: you publish the commission and the buyer's agent share; a buyer the other agent registers and who confirms by email is protected for the published term.
Developments: register a buyer, the buyer confirms by email, the developer sees they came with you. The commission is between you and the developer.
Valeria records and notifies these shares; it never collects or handles commissions.

Imported listings show on Valeria only if you turn it on and confirm the owners authorized you. Buyers' questions go to your CRM; no match fee on those.
One home, one listing: if the same property is already on Valeria it shows once.
Brand services (Pro): website built for you MXN 1,490 once, domain MXN 590 a year, email MXN 79 a month per mailbox, domain + email package MXN 100 a month. All + IVA.
